OES acts as a strategic advisor and owner’s representative. We do not provide architectural, engineering, or general contracting services, and all third-party professional costs are paid directly by the client unless otherwise agreed.

Phase 1: Foundation, Standardization & System Build

Phase 1 focuses on establishing the standards, systems, and tools needed to support consistent execution and scalable franchise growth. This work is typically performed at the franchisor level and serves as the foundation for all future development activity.

• Review of existing locations, layouts, and operational constraints

• Development and refinement of prototype standards and spatial requirements

• Coordination with third-party architects and consultants to support design intent and standardization

• Creation of development guidelines and documentation to support franchisee execution

Phase 2: Real Estate, Design & Construction Execution Support

Phase 2 focuses on supporting real estate execution and construction delivery at both the franchisor and franchisee level. OES acts as an advisor and owner’s representative, coordinating with third-party professionals to help improve speed to open, cost control, and consistency across locations.

• Support of real estate coordination efforts, including collaboration with brokers, landlords, and third-party consultants

• Review of site-specific constraints, lease requirements, and landlord work letters to support development planning

• Coordination with architects and consultants during design development and permitting phases

• Review of general contractor bids to identify scope gaps, cost drivers, and value engineering opportunities

• Assistance evaluating pricing, alternates, and trade scopes to help franchisees reduce upfront build costs

• Ongoing construction oversight support, including schedule tracking, issue escalation, and progress reporting

• Support addressing field issues and change conditions in coordination with the project team

• Tracking and reporting of development and construction data to support franchisor visibility and benchmarking

Phase 3: Ongoing Oversight, Reporting & Optimization

Phase 3 provides ongoing support and oversight to help franchisors maintain consistency, control costs, and continuously improve development performance as the system grows.

• Ongoing tracking of development and construction activity across the system

• Collection and analysis of cost data to support benchmarking and reporting

• Support for FDD Item 7 cost tracking and optimization

• Development and management of preferred vendor and rebate programs

• Monitoring vendor performance and pricing alignment

• Identification of opportunities to improve speed to open and reduce total project costs
